About the home
Establish what you are actually buying, in writing, before anything else.
- Which builder is responsible for this model
- Whether it is freehold or carries a common-element fee, and the amount if so
- What is standard specification and what is an upgrade
- Ceiling heights by floor
- What is marked optional on the plan and what each option costs
About the lot
Two identical models on different lots are not the same purchase.
- Orientation, and therefore light through the day
- Position relative to arterial roads, future phases and construction access
- Whether a lot premium applies
- Grading and drainage on that specific lot
About the money
The price is one number among several that matter.
- The full deposit schedule with dates, not just the total
- What closing costs and adjustments to expect, itemised
- Whether any caps on adjustments are included in the agreement
- How upgrade costs are paid and when
About the timing
This is where pre-construction purchases most often go wrong for buyers.
- The current anticipated occupancy date
- How far that date can move under the agreement
- What notice you receive when it changes
- What recourse exists if it moves beyond a defined point
About representation
Decide this deliberately rather than by default.
- Who is acting for you, if anyone
- Which lawyer will review the agreement, and when
- Who your point of contact is between signing and closing
