The community
The Valleys of Thornhill
A pre-construction community in Vaughan, Ontario, with townhomes and detached homes from three established Greater Toronto Area builders.

Where it sits
The community is in Vaughan, in York Region, immediately north of Toronto. Vaughan is one of the faster-growing municipalities in the Greater Toronto Area, and most of that growth has arrived as planned communities rather than piecemeal infill. That matters to a buyer because it shapes what is around you on the day you move in versus three years later.
A pre-construction purchase is partly a bet on the surrounding area maturing. Roads, retail and schools in a new community often arrive after the first residents do. Asking what is already built nearby, and what is only planned, is a more useful question than asking what the brochure shows.
Three builders, not one
Treasure Hill, Starlane Home Corp. and Greenpark Group are each building within the community. They are separate companies with their own models, their own standard specifications, their own construction schedules and their own sales processes.
This is the single most useful thing to understand early. Two homes a street apart can be built by different companies, with different inclusions and different timelines. The builder behind a specific plan is a real variable, not a detail.
Our builders page sets out who is who and what to ask each of them.
What is actually being built
The community includes townhomes and detached homes. Those are genuinely different products rather than two sizes of the same thing: they differ on price, on maintenance, on outdoor space and on how they behave when you come to sell.
If you have not settled which of the two you want, that decision should come before you start comparing specific plans. We have a side-by-side comparison for exactly that.
What to establish before you choose
- Which builder is responsible for the plan you are looking at
- Whether the home is freehold or carries a common-element fee
- The deposit schedule, including the dates rather than only the total
- How occupancy dates can move, and what notice you receive
- Whether a lot premium applies to the site you prefer
- What is standard specification and what is an upgrade
None of these are unusual questions and all of them are answerable in writing. A builder that answers them clearly is giving you useful information; one that does not is also telling you something.
